01Can you build on a lot I already own?
Yes, and it is most of what we do. Before anything is designed we check the lot itself — flood zone, elevation requirement, setbacks, utilities, and soil — because those four things decide what can go on it and what the foundation will cost.
02How long does a custom home take to build in Manatee or Sarasota County?
Plan on permitting before construction, then the build itself. Permitting varies with the jurisdiction and whether the lot is coastal; the build runs longer for elevated or piling foundations. We give you a dated schedule per phase rather than one number up front.
03Do I need engineered plans, or can I bring my own?
Bring them if you have them — we build from your architect and engineer without issue. If you do not, we coordinate the design and engineering ourselves so the drawings, the truss package, and the permit set all agree before anyone frames a wall.
04What is included in your price, and what usually is not?
Our estimates spell out the structure, envelope, systems, and finishes covered. What sits outside a build price is typically land cost, impact and utility connection fees, landscaping, and furnishings. You get that written down rather than discovered later.
05Who handles the inspections during the build?
We do. Foundation, framing, sheathing, mechanical rough-in, insulation, and final are scheduled and carried through approval by us, and the signed-off records go to you at close-out.
